What lasts on a Madison house

Start with the budget and the house. At the low end is vinyl, which is also the easiest to fix when a panel is damaged; at the top is fiber cement, a painted board; engineered wood is priced between them. Installation quality and maintenance decide how long any of them last, as much as the choice of product.

Madison has more renters than owners: in the Census Bureau's 2020 to 2024 survey 46 percent of homes are owner occupied and 40 percent are detached houses. Among those houses the dividing line is age. The median year built is 1980, so about half the city's homes are older than that. If the house predates 1978, the EPA's lead renovation rule applies whenever painted siding or trim is disturbed, and the work must go to a firm certified by the EPA or the state.

Common questions

Vinyl, fiber cement or engineered wood: which is right?
Start with budget: vinyl is the least expensive, fiber cement the most, engineered wood in the middle. Fiber cement is heavier and needs a painted finish. NAHB's lifespan study rates all three to last as long as the house, so looks and upkeep usually decide. Ask for every warranty in writing.
Do I need a permit for siding in Madison?
Ask the contractor to confirm with the city. Rules can differ between a straight re-side and a job that also changes insulation, sheathing or windows, and the quote should state whether a permit is included.
What about storm damage and insurance?
Homeowner's policies often cover hail and wind damage, less the deductible; purely cosmetic damage may not qualify and wording varies. Because the adjuster relies on the contractor's estimate, claim experience matters.
How long does it take?
It varies with the house, the material and the weather, since siding waits for dry days. Get the schedule in the quote.
